Nice Affordable Low Maintenance Home in Chapala, Mexico

Note:  This is NOT my listing. As an “Exclusive Buyer’s Agent Rrepentative” I do not list homes, but from time to time I do highlight homes other Realtors have listed as a service to my clients which I feel are particularly good values like this one.

On the north shore of the largest lake in Mexico, is the vibrant and colorful city of Chapala. The near-perfect year round climate and lovely surrounding mountains have made the Lakeside very popular with ex-pats.

Chapala is the municipal seat of the various villages that dot the north shore and has recently undergone extensive improvements throughout the area.

A new malecon, beach, Tourist Centre and a robust outdoor market attract ex-pats and Guadalajarans alike.

All amenities are available here; the cost of living is lower and the pace of life slower.

If you would like to learn Spanish, interact with the local community without giving up your own culture, here is your opportunity to live among the local people, but still close to North American gathering spots like the American Legion.

The property is situated in a nice, well-established neighborhood in Chapala which is centrally located.

The exterior is truly easy care with minimal upkeep needed.

Casa Karp

Arched windows, pretty iron work and metal doors add to he charm and security of this modest home.

The interior is inviting with a north facing window with mountain views adding soft light.

The open concept living area plan is nice for entertaining and for giving a spacious feel.

The dining area is easily large enough to sit 6 or more for dinner and accommodate a breakfront as well.

One wall of the dining room is an arched window painted in soft warm colors, and highlighted from the sunlit laundry room on the other side of the wall.

A double-wide entry from the dining area leads into a bright and airy kitchen with 2 upper windows for additional light and ventilation .

The kitchen has a double stainless sink with window overlooks the carport and street.

Tiled counter-tops with a built in range, shelves, and a floor to ceiling pantry complete the kitchen which comes equipped with cookware, dishes, etc.

The Guest bedroom with immediately adjacent full bath is large enough to accommodate twin beds or a double bed and dresser.

The guest bedroom too has a pretty arched window overlooking the courtyard for light and ventilation.

A separate laundry room is equipped with a new washer, dryer, and a new ‘’on demand” hot water heater which saves gas, but when needed makes hot water with out end. The laundry room also has extra steel storage shelves as well.

The large master suite has ample room for your dresser plus a sitting area and of course has a private full bath.

Off the master bedroom is the 3rd bedroom with a wall of storage shelves/closet.  This room, if you don’t need it as a bedroom would be the perfect room for your office/computer room, sewing room, den, library artists’ studio or hobby room.

The 3rd bedroom/bonus room also overlooks the courtyard for light and ventilation giving this room a light and airy feel like the other rooms to keep your spirits up.

The atrium patio area has benches for sitting or for creating your own private potted plant garden which would bring the color of the outdoors into the interior of the home.

There’s a gated carport for your car on the front of the home, but the home is only 1.5 blocks from the bus line and walking distance to small grocery stores and other shops and very near to a large Sorianna store (like a Mexican version of Wal-Mart), so you have the best of both worlds.

You will not have Home Owner dues to pay at this comfortable home which means additional savings and city water and sewer service are dependable.

In summary here’s a nice home, in a nice area, in good repair with light renovation completed recently with Interior walls resurfaced and repainted,  electric & plumbing updated in 2006, and  the roof sealed in 2008.

And I saved the best part for you for last: The owner has just reduced the price by over $5,000 to $69.900 USD as an added incentive for you.
