Are You considering flying with Just one Wing ?

Yes, I know, what a silly question. Please read on to discover why answering this question right could save you thousands of dollars and prevent major mistakes.

Since you’re on a website dedicated to Lake Chapala Mexico I’m going to make an assumption.

That you are at least considering coming here for a visit and will no doubt want to look around a bit which usually involves seeing some homes or lots for sale.

Now, you could just stop at any of the real estate firms and someone there would try to be of help.

Obliviously they’re in business and you and they both understand the relationship.  They hope to make a profit.

So far so good.  Nothing wrong with making a profit. But real estate, even when it’s a very good buy, is still a substantial investment. So it pays to do your homework.

Stay with me now, I’m getting to the point. The point is that the vast majority of the real estate agents the world over both list and sell homes which of course is perfectly legal.  Soooo ?

So this. They are trying to do their best to represent both seller and buyer… which in my opinion puts them and you at a disadvantage.

They are in a disadvantage as their loyalties are divided. How do they represent both sides? Will they tell each side all they know about the other and probably alienate both sides?

Or, do they really represent just one side to the disadvantage of the other?

In my opinion, which is shared by the experts, this is not the way to run a railroad. For you as a prospective buyer it’s like flying in an airplane which loses a wing in flight.  Sure things may start off good and everything goes smooth for a while, but then what happens when the agent reaches a point in their representation in which the two sides are in direct opposition (which usually revolves around how much, or how little one side or the other is willing to pay or accept comes in) ? Now you’re flying with just one wing.

I think that one side or the other is not getting what they paid for (both wings) If you’re the buyer you could easily wind up paying thousands of dollars more than you would have had to pay if you had instead used an Exclusive Buyer’s Only Realtor to represent Your… and only Your best interests.

You can and should have an expert on your side looking after only your best interests and in effect the seller is paying for you to be represented by way of the commission they will pay to their listing agency, but it doesn’t affect the impartiality of your representation.

So, don’t run the risk of flying into a situation where you do not have your own representative because it’s like flying in an airplane that might lose one of its wings,

True, like the video below It may result in a flight you can walk away from (you hope), but there’s NO REASON to take this additional risk.
