Don’t Buy a Home at Lake Chapala-Ajijic Mexico Without Knowing These 3 Things !
 
1.    The qualifications of your Realtor. Especially important to know if he or she is an Exclusive Buyers Only Realtor. That’s because the Seller has their representative and you as the potential buyer should have someone looking out exclusively for you.
 
2.    The Real Condition of the Property you're considering making an offer on. Not every home will need an Inspection, but older homes and any home that you and or your Buyers Only Realtor has any questions about should probably have an inspection done BEFORE you make your offer.
 
This allows you to make an informed offer, armed with complete knowledge of the true condition of the home.
 
After all, a contingent offer is really just an agreement that you might agree later.
 
3.    The True Motivation of the Seller to Sell. DO they really need to sell
Or, do they just want to sell. This is one area where your Buyers Only Realtor can really be of help. What’s their story?

Since we invest considerable time and resources in helping our clients and you will have our total loyalty we want to be sure that if at any point you’re not happy with our services in your behalf please give us the courtesy of telling us. 
 
We want to serve you in a way that suits you. We’re not pushy at all. But, we’re no shrinking violets when it comes to representing you either… in a friendly persuasive way of course.
 
If you’re looking at for example an open house on a week end on your own  all we ask is that you please respect our relationship and tell the agent at the home that you already have an agent representing you. They will respect this.
 
If they do not for any reason… run, don’t walk to the door because they lack ethics and do not have your best interests at heart.
 
Just because you never pay us for our services in your behalf (we do receive a small part of the marketing fee paid by the seller to his or her listing broker) when you allow us to represent your best interests and a sale results.
 
You will never pay more for a home because you use our services. In fact you will almost for sure save a significant amount on the sale since you have someone on your side who knows the ropes and not someone with divided loyalty.
 
Real Estate is a very competitive business here just like in the USA or Canada. Competition is good. We have no problem with competition.
 
Unethical behavior in the name of competition is however unforgivable.
