How to Use Sid’s Services at Lake Chapala – Ajijic, Mexico

Hi Everyone,

I really enjoy showing off Lake Chapala to potential home buyers with my get acquainted, no pressure, no hype, no sales talk allowed area tours. They’re gratis with two small conditions. If you never plan to buy a home (even after renting to be sure the area meets your expectations) then my gratis tour is not for you.

You also agree to use my services (free to you)  to make any offers on homes you may want to make an offer on.

For sale by owner homes are exempt, but I highly recommend you use my services (for a reasonable fee) even on a For Sale by Owner transaction, so things go well.

There are many potential pitfalls when  doing a sale by owner transaction. Don’t risk a lawsuit and your money. Use a pro to shepherd you through the process.

However, if you never plan to buy (for what ever reason) even if you fall in love with the area and want to live here either full or part time, I can give you the same get acquainted tour; so you can see the different areas and decide what area is right for you. Then you can focus your search for a rental home in that area(s).

We may even see some rental signs for you to follow up on later.

Since I do not rent homes or earn a commission on rental referrals I have to charge something for my time and gasoline. The very least I can charge is just $10 USD per hour. You choose the areas of interest to you, or give me an idea of what you hope to find and I’ll take you to areas anywhere along the North Shore of Lake Chapala, so you can choose one or more neighborhoods  to find a rental right for you with one of the local rental agencies.

If at some point you do decide to buy a home and use me as your buyer’s representative I’ll refund double what you paid me.

Another service I can offer is Airport pick up and or drop off. I charge just $40 USD plus what ever parking costs while I wait for you with a sign with your name on it and a smile. I’ll be waiting for you just after you clear customs. I help with translations, money changing, and baggage as well.

Pick ups or drop offs after dark are $50 USD plus parking  (no parking needed for drop offs). The extra $10 USD is because of the extra precaution needed on the twisting mountain roads with headlights in my face. The road is otherwise safe (no bad guys).

All of these services here to for were gratis, but with so many potential buyers visiting now I just can’t continue to provide these services gratis without at least the hope of someday being your buyer’s representative and at least potentially earning a small part of the commission paid by the seller to his/her listing agency..

I recently spoke to a Realtor friend here. This Realtor has no website. Does not offer gratis tours. Does not help with rentals and lists homes he hopes to sell his clients and gains thereby both a seller and listing agent’s commission.

This Realtor is knowledgeable and professional. He’s earning three times what I’ve been earning for a lot less work, because the focus is on sales to people that hope to find a home here to buy.

That was my wake up call! Please do not interpret this article as sour grapes.

I really love showing off the area to anyone interested. It’s just not fair to my family not to charge at least something for my time for helping those that are not even potential buyers.

This gentleman may just be my guardian angel. After a 2 year research for a retirement destination which included trips to Costa Rica and the Languedoc-Roussillon region of France, I stumbled upon a mention of Lake Chapala as having a perfect climate and low cost of living. A new research was on!
Upon finding lots of info from Sid Grosvenor, I wrote him an email while awaiting the delivery of this book. He promptly wrote back, giving me lots of straightforward answers and more. This was a prelude to his extremely informative and highly readable book. Just as a new question would occur to me, Sid’s book would answer it.
As a result, we are now planning an investigative trip to Lake Chapala and we hope to call on Sid to further guide us. It’s wonderful to read the words of one who is so obviously passionate about his subject and so intuitive as to what people want to know.
